At Wyndham Residences, the one-bedroom is roughly a third cheaper per square foot than the studio. Both have a real case. Which one is right depends on your budget and your exit.

Why the one-bedroom wins on value
For roughly AED 600,000 more, you get more than double the space. Small units almost always cost more per foot, because the kitchen, bathroom and entrance take up a bigger share of a small plan. That premium is what you pay for a lower ticket.
Why it wins on resale
With 136 studios in one building, anyone selling a studio later competes with up to 135 near-identical units. There are only 27 one-bedrooms. When you come to sell, scarcity is on your side.
The case for the studio
A building this studio-heavy is not an accident. Studios carry a lower ticket, which widens the pool of future buyers and tenants, and compact, professionally managed units suit the short-stay demand a resort like the Wynn creates. At AED 1,165,000, delivered furnished with short-lets allowed, it is the lowest branded entry on the island.
If you buy a studio, choose the floor and the view carefully. With so many similar units, those are what will set yours apart.
The Golden Visa point
Neither a single studio nor a single one-bedroom here reaches the AED 2 million property threshold on its own. If residency is part of your plan, read the Golden Visa guide first.
