What the rules say in 2026
Published guides from this year describe the same core test: property worth at least AED 2 million. They also report that off-plan and mortgaged property can count, and that several properties can sometimes be combined to reach the threshold. Most of these guides are written around Dubai and its Land Department, and some disagree on the conditions for off-plan purchases.
So treat the details as something to confirm, not assume. Before you buy for residency, check the current requirements with the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) and ask how Ras Al Khaimah registrations are assessed.
Nasim Al Bahr: every unit clears the line
The cheapest home at The Luxury Collection at Nasim Al Bahr, a one-bedroom, is AED 3,444,000. Every unit in the project is above AED 2 million on its own.
Wyndham Residences: not on a single unit
Studios start at AED 1,165,000 and the one-bedrooms sit around AED 1.77 to 1.79 million. No single Wyndham unit reaches AED 2 million. Two studios together would pass the value, but only if combining properties is accepted for your application. Confirm that before you buy two units for this reason.
The mistakes to avoid
Buying a unit just under the threshold and assuming it will do. Assuming joint ownership counts in full for each owner, when guides report each owner's share is assessed separately. And relying on a sales presentation for residency rules. Get it in writing from the authority.
