Nobody really doubts the Wynn is real any more. The doubt I hear is different: will prices actually move the way people say, and at the scale everyone is pricing in?
The honest answer
Nobody can promise you a number or a timeline. Anyone who guarantees a specific return on a resort that has not opened yet is selling you something, not informing you. That includes me.
What I think people get wrong
This is my view. Many skeptics are mentally pricing a casino. But the gaming floor is one part of what is being built: 1,530 rooms, suites and residences, 22 restaurants and lounges, and a resort designed to draw visitors who stay for days, not hours. If your model is built on one piece of the building, you may be underestimating the thing you are skeptical of.
"What if other casinos open?"
Fair question. Today, Wynn holds the UAE's first commercial gaming licence, issued in 2024. The regulator could issue more in future, and I cannot promise it won't. What I can tell you is what exists now, and today is when your decision gets made.
What the data says so far
