What the numbers say
The podium villas are the value play. At around AED 3,952 per sq ft, they give you the most space for the money of any villa type, close to the apartment rate.
The beach and seaside villas carry a roughly 50% premium per foot. You pay for direct frontage on the private bay, and there are only 20 of them.
The townhouse is the entry point into the villa tier, from AED 10,748,000, with the lowest price per foot of any home with its own front door.
Why the count matters
Fifty-five is the full villa and townhouse supply for the project, not a first release. On an island where the land is fixed, a home on a private bay near the Wynn is not something that can be copied next door.
Before you choose
Decide what you are paying for: space, or sand. If it is space, look at the podium villas first. If it is the beach, accept the premium and choose early, because there are only 20. Every villa is well above the AED 2 million Golden Visa property threshold, but confirm current rules before relying on it.
