What the island is
Al Marjan Island is a man-made archipelago of four islands, Breeze, Treasure, Dream and View, off the coast of Ras Al Khaimah. According to the master developer, Marjan, it covers about 2.7 square kilometres of reclaimed land with 7.8 km of beaches and 23 km of waterfront, with around 12,000 residential units and 15,000 hotel keys planned in total.
That planned total matters. The land is fixed and the development plan has a ceiling, which is part of why well-located stock near the Wynn draws attention.
How far is it from Dubai?
Property portals put the drive at roughly 45 minutes from Dubai International Airport and around 70 minutes from Downtown Dubai, depending on traffic.
Buying off-plan from abroad
Most branded projects on the island, including Nasim Al Bahr and Wyndham Residences, are sold off-plan. You pay in stages into a project escrow account, and the property is registered with Ras Al Khaimah's land authorities. Ask for the escrow details and the registration process in writing before you pay anything.
What to check before you commit
The developer's track record, the escrow bank, the full payment schedule, every fee at handover, the service charge, and the rental rules for the building. Those six answers tell you more than any brochure.
