Average versus branded
The average mixes older buildings with new launches, so branded residences sit well above it. You are paying for a brand, management and location, and the gap is the market's bet on what the Wynn will do.

What price per sq ft hides
Small units cost more per foot. That is why a Wyndham studio looks more expensive per foot than its one-bedroom. What counts as a square foot varies. Some plans include large terraces, so compare internal areas where you can. Running costs are separate. Service charges and handover fees do not show up in the headline figure.
Where momentum is now
After the run since 2022, the pace has cooled, with market reports for Q2 2026 showing island apartment prices broadly flat quarter on quarter. The announcement is priced in. What happens around the opening in September 2027 is not.
