How close is Q1 2028?
From today, handover is roughly 15 to 18 months away. That is not a five-year wait or a decade-out promise. It is a near, real horizon, which matters when you are planning where your capital sits.

Why the back half matters
The final 50% is paid while the home is already finished and yours. If you place it in the managed rental pool, rental income can start contributing while you are still paying. Know the terms first: income is split 45/55 between owner and operator after utilities.
The honest caveat
A post-handover balance is still an obligation. Plan for it as if the rental income were zero, and treat anything the unit earns as a bonus, not the plan.
