Resorts this size don't open quietly
Wynn has put the cost of the resort at about US$5.7 billion. Projects at that scale rarely stay quiet in their final stretch. They go loud: global marketing campaigns, media coverage, launch events, the kind of spend that puts a destination on the map before a single guest checks in.
My read, and I'll be straight with you
This part is my belief, not a guarantee. I expect that marketing push to build meaningfully in the months leading into the opening. And real estate on an island with a fixed amount of land tends to react when the world's attention arrives.
I can't give you a date or a figure for that spend, and I won't pretend to. What I can do is tell you what I'm watching and why.
What isn't a guess
The island doesn't get bigger. Al Marjan Island is a fixed piece of land. New towers keep launching, so the number of units does grow, but the shoreline, the bays and the walking distance to the Wynn do not.
The licence is the first of its kind. In October 2024, the UAE's General Commercial Gaming Regulatory Authority issued Wynn the country's first commercial gaming facility licence. That is what makes this resort different from every other hotel on the coast.
Who holds the strongest inventory right now
If the window before the opening matters, the question becomes simple: where do you get in, and at what price? On this island, I focus on two brands and two entry points.
Wyndham Residences holds the lowest price per square foot and the lowest branded entry point on the island right now. Studios start from AED 1,165,000, and it's an 8-minute walk to the Wynn.
The Luxury Collection at Nasim Al Bahr is the top of the market: a private bay, Marriott's Luxury Collection brand, and a plan where 50% of the price gets you the keys. Entry from AED 3,444,000.
